quiet title action foreclosure

Who can bring a quiet title action?

Can someone who has quit claimed his interest in a real property, but is still on the deed of trust, bring a quiet title action against a bank that is foreclosing on the property, erroneously naming said previous owner as the defendant, not the llc the interest was quit claimed to years prior?

Does said previous owner who still is on the deed of trust and named as defendant in foreclosure proceedings have any standing to bring a quiet title under any circumstances?

You can only release a claim, not gain one with a quit claim.

The mortgage company holds first position on the deed. The only way to stop them from foreclosing is to repay the loan.
