land foreclosures in georgia

I Really Want to Buy This House, But is it Really worth buying? Help!?

I am looking at a home in Georgia, where my family is from. I am very interested in the house my grandparents lived in when i was a child. The home has approximately 2000 sqft and sits on 0.45 acres of land. The home was built in 1925 and has 3 beds, 2 baths, a living room, den, kitchen, dining room, and washroom. The house is very growed up. Its covered in vines and the grass and bushes are taller than the house. The only structural problems is that there is a sagging floor in a section of the den and a section of the dining room. Both bathrooms also need plumbing work. The house has newly put blue vinyl siding and needs a new roof. The was in foreclosure about 2 years ago. There is also an apartment building that comes along with the house. It also needs to be updated and remodled.

If you have lived in a house of this age then you will know what kind of problems can come with it- everything.

My father wanted to buy a house that was special in his family- thank goodness he didn’t. There have since been two families go broke trying to fix it up.

At least have the house professionally inspected and estimates made of what all needs to be done. You may be money ahead just tearing it down and building a modern home that looks sort of like it.

foreclosure junior lien

Who gets paid when the #7 junior forces foreclosure in california. ?

I purchased forclsed property in CA. thinking it was free and marketable. After sale I received my title report and it showed a first still outstanding. Title company was not able to contact the first holder as they keep getting a recording and then line would go dead. They never made contact. I received a notice of attempt to collect debt showing a differant company as the first lein holder. Shouldn’t the title company have held out the amount to pay off the first after the sell? I am not looking a forclosure I think. I have tried for a long time to make contact with someone that can talk to me about this but kno one can find the property or the lien number in their files. This has gone on for several months now.

Honey, you made your FIRST, and biggest investment mistake.

YOU NEVER purchase property without doing a title search and getting title insurance….never, ever, ever.

I have been in this business over 20 years, I know how to do a title search, and I wouldn’t do it without title insurance, which requires a professional title opinion by a licensed attorney.

As long as they have the lien, they can force foreclosure.

You should have checked that before you bought. Liens do not prevent a property transfer. If you cannot reach the person to pay the liens, then the title cannot be cleared.

You are SOL on this one dude.
